Flat clearance (vaciado de pisos) in Madrid costs between €200 and €500 for a small flat and between €800 and €1,500 for a large one, according to prices published by companies in the sector. Before paying, check whether the council collection is enough, whether a charity will clear it for free and what you can give away. Data checked in October 2026.

What is flat clearance and when do you need it?

It means removing everything inside, partly or completely: after an inheritance, before a renovation, at the end of a rental or in Diogenes syndrome cases. If the flat belonged to a relative who has died, take your time to set aside keepsakes and documents.

Flat clearance prices in Madrid: by size and by type of service

Size or serviceGuide price
Studio or small flat (30–50 m²)€200–500
Medium flat (50–100 m²)€400–800
Large flat (over 100 m²)€800–1,500
Single items (sofa, mattress, appliance)from €70
Complete small flatfrom €590
House, inheritance or Diogenes syndromefrom €690

The first three rows are average ranges by flat size published by RJB Mudanzas. The last three are starting prices from Vacía Tu Piso for a fixed quote: dismantling, loading, transport to an authorised plant and a final sweep, without deep cleaning. These are guide figures: the real price depends on your flat. Contact two or three companies directly, send them photos and compare their fixed quotes.

RJB Mudanzas works with €60 to €130 per m³ and a surcharge of around 20% without a lift. Example: 8 m³ on a third floor with no lift would come to €480–1,040, and with the surcharge, €576–1,248.

The free alternative: council furniture collection in Madrid

If you only have a few items, the City Council (Ayuntamiento) takes them away for free. Request it by calling 010, at Línea Madrid (the council's citizen service desks) or on the council website; they contact you to agree a day and place, and collect within three days at most. The limit is 3 m³ and 6 items per request, one per week, and they don't take business equipment.

You'll find more options in Furniture Collection in Spain.

Free or cheaper clearance: charities and charity flea markets

If there's reusable furniture, some organisations clear for free or for less because they can resell it. ONG Vaciados Madrid says on its website that 83% of its clearances come out free; it assesses WhatsApp photos based on condition, quantity, volume, floor and access. Rastro Betel, a non-profit association of public utility, collects reusable furniture, clothes and appliances for free and uses the proceeds to take in people facing social exclusion.

Ask for their assessment before giving anything away: items with resale value are what make the clearance free. Give away what they don't want, and leave only the rest to the company.

If the person who left them can't be identified, the residents' association (comunidad de vecinos) may end up liable.

Before calling a company, donate what's in good condition

If you'd rather have a neighbour come and collect it, on Waki you just take a photo of the item and post it. Start with what takes up the most space, like a sofa or a working washing machine. Whoever wants it messages you through the app's chat to arrange a meeting, with no money involved. Madrid is where Waki has the most activity, with more than 6,000 registered people. Whatever nobody wants, take to a recycling point: the Madrid recycling points map shows you which one is closest.

How to get a quote and choose a company

  1. Send photos of each room by WhatsApp, with the rough volume, the floor, whether there's a lift and what the access is like.
  2. Ask for a fixed written quote: what it includes, timing and any urgency surcharge.
  3. Ask whether they're an authorised waste carrier, whether they're insured and whether they subcontract.
  4. Ask about travel: Vacía Tu Piso charges no surcharge inside the M-40 ring road and may add a supplement beyond 35 km.
  5. Tell your residents' association and ask the crew to protect floors, walls and the lift.

According to Vacía Tu Piso, a flat is cleared in 4 to 8 hours.
